2 new homes on an under-utilised infill site

Novak Hiles Architects has secured planning approval for an infill housing scheme on a vacant, overgrown site in Hackney Wick, transforming a redundant brownfield plot into two new homes: a three-bedroom and a one-bedroom dwelling.

The project reimagines a site that currently detracts from its surroundings, delivering a high-quality residential building that enhances the local setting and demonstrates the value of small urban sites in meeting housing demand. Developed for our clients Caswell & Dainow, the scheme carefully responds to constraints of massing, distance, privacy, and outlook.

The building is composed as three cascading volumes, stepping away from neighbouring properties to reduce impact and overlooking. A clearly defined entrance sequence provides each home with its own private street access, fostering a strong sense of ownership.

The external stair to the upper duplex is fully integrated into the frontage and celebrated as a key architectural feature. The design reinterprets the London villa typology in a contemporary form.

Planning permission was granted in 2023, with construction now underway.
