New family home on a suburban infill site
Status - under construction

This proposal is for a new-build family home on a vacant North London site, marking a second collaboration with our clients Caswell & Dainow. It reuses underutilised garden land to deliver a high-quality dwelling that promotes good design and generous living standards.

The architecture playfully reinterprets the surrounding Modernist suburban context, incorporating a curved front bay, corner glazing, and a chimney that allows the eaves line to step in response to neighbouring properties. The front elevation is carefully composed to provide depth and a dignified street presence.

 

The home exceeds minimum space standards, achieving London Plan best practice for a three-bed, five-person dwelling across two storeys, with a flexible, staggered open-plan layout maximising dual-aspect views.

Generous external amenity space includes year-round planting, trees, and permeable surfaces for sustainable drainage, with additional planting integrated into the first-floor setback.

A fabric-first approach and low-carbon technologies, including an air-source heat pump, will reduce CO₂ emissions by 62%, exceeding London Plan targets.
